The number of rooms gives an initial idea of an apartment painting job, but it does not define a clear price. Wall areas, condition and the agreed scope can differ between apartments with the same room count.
What affects the quotation?
- Included surfaces: identify rooms, living areas and corridors, and whether ceilings are included. Floor area is different from paintable wall area; provide dimensions and wall heights where possible.
- Preparation: describe holes, cracks and peeling, and whether filling is local or extensive. “Filling and painting” needs a defined scope.
- Recurring damp or peeling: investigate the cause before repainting. Fixing a leak may require a specialist and is not automatically included.
- Materials and finish: record the proposed paint system, colour and sheen, who supplies materials, and whether several colours or detailed edges are required. Coat numbers depend on the substrate and product instructions.
- Occupied or empty: agree furniture moving and protection, floor coverings, room sequencing and building access restrictions.
- Additional work: doors, gypsum repairs, wallpaper removal and decorative finishes need separate scope.
What should you send?
Send the area in Kuwait and property type, rooms required, wide and close-up photos, approximate dimensions and heights, whether ceilings and doors are included, furniture arrangements, colour references, known damp or earlier repairs, and your preferred date. Photos support an initial review; inspection or measurement may be necessary before a final quotation. Record unclear assumptions.
Compare the scope before the total
Check surfaces, removal of weak layers, repairs, filler, sanding and primer, paint products and supply, protection and cleaning, expected duration and sequencing, exclusions and approval of extras, payment and handover terms, and any written warranty and its limits. A colour refresh cannot be directly compared with removal and extensive preparation.
Common questions
Per square metre or a total? Either may be used. Confirm the measured area, treatment of openings and ceilings, included work and agreed total.
Can I supply the paint? Ask for clear labour and preparation costs and responsibilities for each material. Agree suitability and quantities before buying.
Only selected rooms? Specify them. Local touch-ups may differ in colour or sheen from older paint.
How can I control cost? Prioritise areas, choose colours before work, arrange access and furniture, and separate optional from essential items without omitting necessary preparation.
